Premier Guarantee and NHBC Warranty
All of our new build properties are covered by either the Premier Guarantee or by NHBC which provides cover against structural faults or defects which may arise within 10 years of build completion.
These policies include two key periods; the first two years of the policy (called the defects insurance period) and years three to ten (known as the structural insurance period). These sections of the policy dictate who is responsible for resolving any problems you may have.
During the defects insurance period, Dorchester Living is responsible for rectifying any defects (which are deemed to be a failure to comply with Premier’s Technical Manual). During the structural insurance period, your Premier Guarantee / NHBC provides protection for the following elements of your home:
- Foundations
- Load bearing parts of ceilings, floors, staircases, walls and roofs
- Non-load bearing partition walls
- Chimneys and flues
- Roof coverings
- External finishing surfaces (including rendering)
- Floor decking and screeds
- Wet applied plaster
- Double or triple glazed panes to external windows and doors
Your new build home will have a minimum of 10 years structural warranty cover from the date of the completion of the property – Premier’s surveyor team make the final checks and issue what is called a ‘Certificate of Acceptance’, NHBC issue a ‘Buildmark certificate’ once they are happy that the house is ready to be lived in.
